The project in Gurgaon seeks to redefine the skyline, redraw the lines of excellence in the increasingly popular Live-Work-Shop-Play concept that has gripped the fancy of the new generation of workforce living in the metropolitan cities of India. The project is mixed use development in the core of business and residential district on Sohna Road, Gurgaon. The development is approximately 5 lakh square feet. It encompasses 2 basements, retails shops on Ground and First Floors. It further ads a Banquet Hall and a Conference Centre in Second Floor. Above the Banquet, you have a plug and play office and top six floors complete the project for a 5 star serviced hotel apartment. It has swimming pools, gymnasiums, terrace gardens, centralized A/C, modern facade and host of other amenities.
2. Services Rendered By Us:
a)Full Service BIM Model: BIM Services in Mechanical Electrical, Plumbing. We used the GFC drawings developed by the Architects. Our consultants studied all the drawings and developed a list of RFI’s (Request for Information Sheet) to ensure we have complete and accurate inputs. We worked with the client on their collaborative and software infrastructure i.e hardware and software. We agreed on a 300 LoD (Level of Detailing) and started with our modelling. We initiate with Structure of the Project followed by putting in services one by one. Carefully and steadily our modellers who are super specialized in Fire Fighting, Electrical, HVAC, Plumbing, Architecture and Façade, build and put life into the CAD drawings.
They are led by domain experts in MEP, Structure and Architecture who corroborate each step and provide inputs and approvals. All the domain models and are submitted to the Project Manager who coordinates all the models and gets the list of clashes. These clashes are communicated to the client and architect. Architect asked our suggestions and changed the levels and specifications to arrive at the flawless models.
b) Creation of Families: The model required us to create families for lighting, louvers, façade elements and others. Around 70% of the families were from standard Auto Desk Library, 20% were made by us and were simple families, the last 10% were very typical and had dynamic parameters with regards to functionalities.
3. Codes & Standards Followed By Us: We followed International Codes for various modules as directed to us by the Architect in the Requirements Document. Contract Language: English
4. Status: The Models are ready and delivered to the client. The work on the site is now being followed as per the models taken out from the BIM Model and 2D drawings are issued to site team and contractor for execution.
5. Client: The client is the leading builder and developer in NCR region.
6. Remarks From The Client: The client had initial reluctance and was circumspect on the initial cost and utility for the project in question. However, on receiving the inputs and models, there was almost no rework and reduced coordination misses on site. The teams of architect, contractor and developers were completely aligned to the models. They all discussed at length the need to plan in advance with BIM. We see a saving of at least 12% in the project due reduced rework, reduced time and improved quality on the first instance.
